Construction Manager

Principal Duties:

  1. Directs activities of the Construction Department in accordance with Company policies and objectives. Establishes the annual departmental budget; assumes responsibility for month-end closings, accounts receivables and personnel issues; reviews project costs and profits; and manages the inventory, ensures budgeted goals are met, and ensures cost objectives are met.
  2. Reviews and approves cost control reports, cost estimates, and manpower and facilities requirement forecasts.
  3. Obtains and evaluates general and specific business and industry conditions and keeps the General Manager advised on such matters.
  4. Assists the General Manager in planning and negotiations pertaining to the Construction Department's Collective Bargaining Agreement.
  5. Coordinates all construction activity. Reviews contract documents and requirements. Prepares and updates overall project schedules for contracting customers and/or subcontractors. Prepares project schedules for prime projects to analyze any future issues such as resource constraints, liquidated damages, scheduling impacts, etc. Maintains database of active projects. Primary contact with customers. Responsible for all project correspondence including but not limited to the following: schedules, RFI, proposals, and daily reports. Responsible for overall billings from the field and AR that require solution from the field. Attends all required project meetings.
  6. Responsible for all construction estimating activity. Ensures that bid deadlines are met, bid margins meet market pricing and backlog will meet departmental goals. Regularly and systematically analyzes the effectiveness of all bid work and works with staff to establish a consistent record of positive outcomes.
  7. Coordinates contract documents are processed appropriately, and construction-related accounts receivables are monitored and maintained at established levels.
  8. Confirm material and equipment requirements. Coordinates with Project Staff and Contract Administration for submittals. Places order for materials, schedules delivery to meet project requirements. Coordinates the maintenance and repair or equipment with fleet maintenance department.
  9. Meets with Superintendent and Project Manager to review project requirements and personnel assignments as well as equipment assignments. Follows-up with Superintendent and Project Manager on projects, plan schedules, quality goals and productivity. Investigates and initiates new methods and cost saving procedures including designing and constructing equipment for better production. Responsible for profitability of all projects.
  10. Reviews and responds to correspondence from prime contractors. Coordinates, attends, and participates in pre-job conferences with agencies/ owners.
  11. Supervises Superintendent and Project Manager.

Mental & Physical Demands:

Needs to adapt well in face of workplace stressors such as competing priorities of reasonable or high significance.

Needs to be able to reason logically and make sound decisions, to consider alternative and diverse perspectives, to communicate effectively both orally and in writing, and to interact effectively with people in a positive manner that engenders confidence and trust.

Needs to be able to safely walk the project sites / work zones (which may be over uneven terrain) to observe and assess the work and work activities.

Needs to be able to remain in a stationary position 60% of the time.

Needs to be able to carry and lift up to 40 pounds of equipment or materials occasionally.

Principal Requirements:

Education: Bachelor's degree within College of Engineering or other related field preferred, or equivalent combination of experience and education.

Experience: Must have a minimum of 6 years construction experience. Must be able to read blueprints.

Licenses: Valid Hawaii driver's license and favorable traffic abstract.

Ability to communicate professionally, courteously, and effectively.

Ability to produce organized, clear, grammatically correct written communications.

Excellent interpersonal/organizational/documentation skills.

Able to multi-task and work independently with minimal supervision.

Must be detail oriented.
